Providence Management Company is looking for an experienced HVAC Maintenance Supervisor to join our team at Crestview at Cordova Apartments in Pensacola, FL.  This is a fast-paced environment and a great opportunity for a team player to make a difference!

As a Maintenance Supervisor you will have the responsibility of:

  • Ensuring that the physical aspects of the community exceed the expectations for safety, appearance and operation within the budgeted financial goals
  • Managing the inventory of "ready" apartments to support the community's marketing and leasing efforts
  • Scheduling contractors and assisting in completing the turn process
  • Monitoring and completing work orders on a priority basis
  • Inspecting ready apartments for move-in quality
  • Maintaining and operating all mechanical equipment including heating and air conditioning, plumbing, carpentry and electrical
  • Maintaining an ongoing preventative maintenance program
  • Exceeding the expectations of our residents
  • Scheduling outside vendors, obtaining competitive quotes for work to be performed and monitor completion of work performed
  • Ordering, purchasing and maintaining inventory of service materials, supplies and parts
  • Following all EPA Refrigerant Reporting and Log Requirements
  • Providing emergency on-call services on a rotating basis with other service staff
  • Communicating with residents and team members with courtesy and efficiency to ensure resident satisfaction.  Responding quickly and courteously to resident requests for maintenance service, troubleshooting the source difficulty and taking appropriate action to repair and/or restore service within the quality and time standards established for the community.

  • Strong organizational skills
  • Highly motivated and energetic with the ability to motivate others
  • Flexibility to work weekends, evenings and on-call as needed
  • Exceptional electrical & mechanical troubleshooting skills, controls experience, good communication skills and provide exemplary customer service and technical support
  • Physically able to climb ladders, access HVAC systems, lift up to 50 lbs., and work in confined spaces
  • Reliable transportation a must
  • HVAC Certification Level II and Level III
  • High School diploma or equivalent required, some college/trade school preferred
  • Minimum of 5 years of experience in facilities management and/or maintenance
  • Ability to handle assignments, which are broad in nature and complex in scope
  • Ability to perform analytical and/or procedural tasks with high degree of autonomy
  • Display a strong background in building management
  • Must exhibit an attention to detail and follow through
  • Basic carpentry, electrical and plumbing skills
  • Strong verbal and written communication skills
  • Ability to write detailed scopes of work
  • Must be responsive to management and property needs
  • Integrity and confidentiality is critical in this environment
  • Ability to adapt to varying work environments and to deal with frequent changes and unexpected events
  • Capable of managing multiple and competing priorities
  • Ability to interface and communicate effectively with all levels of employees
  • Valid driver's license with no DUIs, revocations, or suspensions within the past 5 years
